Leicester City Centre’s New Business Quarter
 
As one of the first cities to have an Urban Regeneration Company, Leicester is already well-advanced with a £2 billion public and private sector investment programme directed by the   Leicester Regeneration Company through a Master Plan for the City that is transforming the City Centre and old industrial river and canal-side. The New Business Quarter now being developed next to the railway station will provide a perfect location for a range of government bodies.
 
Leicester’s New Business Quarter will offer at least 50,000sqm of office space as the centrepiece of the urban renaissance of Leicester City Centre. The New Business Quarter will provide flexible campus-style office development focused around a re-aligned railway station with a new bus and rail interchange and high quality public spaces.  As well as improved parking, cycle and taxi facilities, the office development will be surrounded by a new Retail Circuit, bars and restaurants, a new Waterside development and a new town centre Residential Community. Provision of on-demand resilient managed bandwidth at speeds of up to 1Gb/s over fibre rings is being planned for the New Business Quarter. 
 
Phase One of the New Business Quarter comprises redevelopment of the former Police Station site on Charles Street. This 1.2 acre site is just 300 yards from the rail station on the edge of the retail centre. It will provide 10,000 sqm of high-specification new offices, with car parking and incorporating a distinguished listed building which occupies a small part of the site. This development will be completed during the first quarter of 2007. Anticipated rents are in the order of £16 to £16.50 psf. 
 
Phases Two and Three will provide an additional 32,516 sqm of office space with restaurants, retail and residential accommodation, with a site start date in 2008. 
 
De Montfort University Campus, Leicester City Centre
 
De Montfort University’s proposals to regenerate its City Centre campus will create a mixed use development of student accommodation, teaching facilities, private waterfront residential development, leisure and health care facilities and commercial office space. Approximately 10,000 sq m of new commercial office space is scheduled for completion in 2007/08.
 
Carlton Park, Narborough (2 miles from Junction 21 on M1 Motorway)
 
Located close to Leicester city on junction 21 of the M1 motorway Carlton Park is one of the countries leading Business Parks providing high quality office accommodation with excellent IT infrastructure and amenities all in a landscaped setting. Carlton Park is an established BT e-Location Business Park, with detailed planning permission for office use. There are currently office development opportunities on a total of 7.62 hectares.
